Welcome to ParrotBay Realty's "ParrotBay Islands"

PLEASE READ this document as it contains important information for first-time buyers.

The ParrotBay Islands are residentially zoned estates - therefore we place limits on commercial and disruptive activity in our private residential estate, see below for specific details. The covenant applies to all residents who own, lease or rent land.

---IMPORTANT NOTES---


* The ParrotBay Realty Estates are operated independantly from Linden Lab, this means you will NOT REQUIRE a Second Life 'Premium Account' to own land on a ParrotBay Realty Estate. Tier payments are made to ParrotBay Realty and not to Linden Lab. As a owner of land on a ParrotBay Realty Estate you will NOT be required to pay tier to Linden Lab for land owned by you on any of our sims.

* You WILL BE REQUIRED to maintain a 'tier' (monthly fee payed to ParrotBay Realty) when you own land on this estate. Our tier payments are priced lower than Linden Lab mainland tier.

*You WILL BE REQUIRED to pay a pro-rated tier in the month you purchase land from ParrotHead Republic.  If you purchase the land from a current resident, your tier will be due on the first day of the following month.  A pro-rated schedule will be delivered to you for your payment convenience.

To determine the monthly tier payment for a parcel, please read the instructions as noted in the 'Tier Pricing' section at the bottom of the covanent.

ParrotBay Realty Global Behaviour Policy

ParrotBay Realty has a global behaviour policy which applies to all guests and residents of ParrotBay Islands, while on the ParrotBay Realty Estates. The behaviour policies exist to protect users against harrassment and disruptive behaviour. Policies exist to create a balance between residents enjoying a private residential experience and freedom to experience and pursue personal endeveours.

If you believe someone is violating these rules, please message a ParrotBay Realty administrator or ParrotHead Republic.

Harrassment

* The ParrotBay Realty Estate takes a very strong stance against harrassment of other residents, guests and other users; due to the wide range of possibilities open in Second Life, we do not have a strict definition of harrassment, however, harrassment includes (but is not limited to) spamming advertising to other residents, use of weapons against someone without their permission, malicious use of scripts and other abusive conduct.

Over-aggressive Security Systems

* If your security system teleports residents without warning, we will consider this a form of harrassment. If you have a security system, please set it to provide a warning (5-10 seconds) before taking any action against unwanted residents on your property.

Overconsumption of Resources ("Lag")

* If you have objects or scripts which produce a significant negative impact on the ability of the sim/region to operate in an efficient manner (such as causing time dilation) we will ask you to cease using the items. This also applies to objects which can cause regions to crash, or cause frame rates for viewers to drop to a significant degree.

Parcel Access

* You have the right to privacy and to restrict access to prevent unwanted visitors on your parcel. Access Restriction to land only when owner is present. If you are not present, please set access to All. The best solution to protecting parcel privacy is always a security system. When you are not at your parcel, please do not limit access to only your group or a list of avatars. For individual problems, you are allowed to ban specific avatars. The creation of a permanent ban of your parcel is NOT acceptable. Permanent ban lines are visually un-aesthetic and prevent the over-fly of the entire region. The objective of ParrotBay Realty is to maintain an area for all residents to enjoy.  In short, use of the Access tab to install red barriers/ban lines will not be tolerated.


As with the environment in Second Life it is not possible to predict every kind of abuse.

Residential Zoning

The residential zone in place to prevent commercial operations from ruining casual SecondLife players experience in playing the game. If you require an exemption to these rules, please contact a ParrotBay Realty Administrator with your plan.

Building Limitations

* No commercial oriented builds or objects. This includes, but is not limited to, advertising, malls, clubs or casinos.

* All structures/builds/objects must not be closer than 4 meters from the lot borders/edge of your parcel.

Trees/plants are excluded.

* Rotating, flashing signs or structures are not allowed.

* Skyboxes and other flying structures may be built 500 meters above ground level.

* No subletting or sub-rentals without prior written approval from estate administration.

* Style of exterior structures must be fairly relevant to the tropical theme of sim/region.

Terraforming Limitations

* We automatically limit terraforming to +/- 4m from the default layout in most of our regions. Some regions do not allow terraforming. We will consider special requests for extended terrraforming on a limited basis.

Land In General

* Land sales are FINAL and BINDING. ParrotBay Realty will NOT be held liable if an officer in your group sells your land.

* Normally we will not subdivide parcels smaller or in any different configuration then their original configuration.

* We will join smaller parcels for you into larger ones.

* You may resell your land to any group or resident.  Please see a ParrotBay Realty administrator to access the "Sell Land" tab in your About Land menu.  We will happily provide you with "Land For Sale" signs if you should so desire.

* You must notify an administrator as soon as possible, after the sale of your land, to facilitate a seamless transition and service offering for our new resident

Tier Pricing

You may pay your tier via major credit card on our website.  We are a PayPal Preferred seller.  Access the website tier payment page here:  http://www.parrotbayrealty.com/pay_your_tier
You may also pay with lindens directly to ParrotHead Republic. 

If you purchase a parcel that does not have a current owner, you must make a tier payment immediately.

When buying a parcel with delinquent or "in arrears" tier due, the new parcel owner assumes the tier debt and must pay tier so that there is no outstanding debt.

Tier Charges are as follows:

$15 USD - 2048 sq/m
$25 USD - 4096 sq/m
$40 USD - 6144 sq/m
$45 USD - 8192 sq/m
$60 USD - 10240 sq/m
$70 USD - 12288 sq/m
$20 USD for each 4096 sq/m plot over 12,288 sq/m

Linden Dollar pmts:
*note* due to LindEx/PayPal transfer charges, L$ tier payments reflect a costing slightly higher than L$ spot price.
L$3,500 - 2048 sq/m
L$7,000 - 4096 sq/m
L$11,500 - 6144 sq/m
L$12,500 - 8192 sq/m
L$17,000 - 10240 sq/m
L$20,000 - 12288 sq/m
L$6,500 for each 4096 sq/m plot over 12,288 sq/m

IMPORTANT:

We accept L$ (Lindens), as well credit card payments via PayPal, to accomodate your parcel tier payment.
*direct tier payments may be made to tier@parrotbayrealty.com via PayPal. *you must include your Second Life user name with your payment in order for us to verify your payment and record it as completed.   We also have Pay Now available on our website.  www.parrotbayrealty.com

Your parcel has a 7 day grace period for delinquency on tier payments, after 7 days your land will be reclaimed, all objects owned by you will be returned (return of objects runs the risk of loss), all losses to your objects will not, for any reason, be the responsibilty or fault of ParrotBay Realty.  The Land will then be resold by ParrotBay Realty to another resident, and ParrotBay Realty will retain the right to refuse or severely limit any further business transactions with the delinquent resident.
